450 sqm master plan

450 sqm. Maximized for family.

Five private loft villas, one Royal Courtyard and one combined Royal Kitchen and service hub — arranged so every household has privacy without anyone feeling apart.

Uwina Rodeo Hills conceptual 450 sqm master plan: five streamlined-roof loft villas with private compact pools around a Royal Courtyard under a flexible cream weather canopy, with Royal Kitchen, parking and tropical landscaping

Tap any marker on the plan to open its information card — the five villas, Royal Courtyard, flexible weather canopy, Royal Family Table, fire pit, Royal Kitchen, private pools, parking and access.

Conceptual master plan for presentation and development planning. Final configuration is subject to professional architectural and engineering design, lot survey, zoning, setbacks, subdivision/HOA requirements, fire and building codes, parking, sanitation, utilities and government permits. No final architectural approval, approved occupancy, approved dimensions, guaranteed construction cost, guaranteed capacity or guaranteed opening date is claimed.

Planning philosophy

Designed around the family — not a hotel corridor.

The five villas create private family zones around a shared central heart. Nobody walks a corridor to reach the people they came home for.

High-ceiling experience

Live bigger. Build smarter.

Uwina uses vertical volume rather than simply increasing the villa footprint.

  • Streamlined pitched roof
  • 1.5-height living volume
  • Large open loft
  • Main bedroom
  • Sliding glass enclosure
  • Pool deck

This creates

  • Greater sense of space
  • Natural ventilation

Concept target only

75–100 guests

5 villas × 15–20 guests (concept)

Final legal guest capacity will be determined after architectural, engineering, fire-safety, parking, sanitation and permitting review.

Concept sleeping capacity: 15–20 guests per villa. Subject to final approved occupancy — architectural design, fire safety, egress, ventilation, structural engineering and permitting all apply. 15–20 guests is a concept target, not an approved legal capacity.

Convertible sofa-bed living

A family living room by day. Extra sleeping space by night.

Day mode

Beautiful Modern Filipino living room.

  • Premium sofas
  • Open and uncluttered
  • Sliding glass walls open
  • Family living, not a dormitory

Night mode

Sofas convert into additional sleeping positions.

  • Convertible sofa beds
  • Warm lighting

  • Clear circulation retained

Concept sleeping capacity — 15–20 guests per villa.

  • Private main bedroom
  • Convertible sofa beds
  • Large open loft
  • Folding foam-bed system

Subject to final approved occupancy. Not a claim of legally approved capacity.

The ground floor is never permanently filled with beds — it converts, then converts back.

  • Royal Family Table
  • Fire-pit lounge
  • Celebration area
  • Karaoke / entertainment
  • Family dining
  • Tropical gardens
  • Flexible weather canopy
  • Warm evening lighting

The Royal Courtyard is a core Uwina experience and is never reduced in future designs simply to add another villa.

New signature feature

The celebration doesn't stop when the rain starts.

A flexible weather-cover system over the Royal Courtyard, conceptually designed so the family dining and gathering zone keeps working in sun, light rain, rainy weather and cool Tagaytay evenings.

Design character

  • Architectural tensile membrane
  • Retractable / flexible canopy
  • Event-pavilion quality
  • Weather-resistant tension canopy

Aesthetic standard

  • Warm white / cream membrane
  • Minimal dark structural supports
  • Clean tensioned form

Smart features

  • Removable / retractable components

Never

  • Cheap tarpaulin
  • Temporary blue tent
  • Commercial street canopy
  • Plastic event tent

Described as weather-protected, rain-ready and a flexible weather cover only. Not storm-proof, typhoon-proof, 100% waterproof or all-weather certified. Final canopy engineering must account for wind loads, rain loads, drainage, anchoring, membrane specification, fire rating and structural safety.

Where technically feasible we will explore directing canopy and villa roof runoff toward rainwater collection, landscape irrigation and non-potable utility use. No sustainability savings are claimed until engineered.

Royal Courtyard weather transformation

Design evolution / concept studies

Everything below documents the earlier three-villa study.

Kept for transparency on how the design evolved. The 450 sqm five-villa balanced concept above is the current recommended concept for Uwina Rodeo Hills.

Architectural language

One Uwina architecture. Three distinctive experiences.

Amihan, Uwina and Haraya are not three unrelated buildings. They share one locked architectural DNA — same roof language, same structural system, same ceiling volume, same loft concept, same glass enclosure strategy and the same material family. They differ only in accent, texture and experience.

The Uwina architectural DNA

Modern Filipino open-space villa + tropical / Balinese-influenced hospitality + simple affordable construction. Locked across every villa in the pilot.

  • Streamlined pitched roof
  • High ceiling
  • Exposed roof volume
  • Black tubular steel structure
  • Large open living space
  • Bedroom with loft
  • Flexible sofa-bed sleeping
  • Large sliding glass enclosures
  • Open by day / enclosed by night
  • Wide roof overhang
  • Wood-look ceiling
  • Polished / simple cement floor
  • White / light wall surfaces
  • Bamboo + rattan details
  • Modern Filipino decor
  • Tropical landscaping
  • Private compact plunge pool

Never used at Uwina

  • A-frame villas
  • Box-type villas
  • Flat-roof modern houses
  • European cottages
  • Heavy bahay-kubo replicas
  • Luxury concrete mansions
  • Multi-bedroom conventional houses

Always the same

Same roof silhouette · Same structural rhythm · Same warm ceiling treatment · Same dark tubular framing · Same landscape language

Only these vary

Screen patterns · Furniture · Plants · Accent walls · Lighting · Pool details

Signature roof

The streamlined roof is the signature.

A clean, elongated pitched roof with a high centre ceiling, long roof line and wide overhangs — lightweight to build, dramatic to stand under, and generous enough to make a 50–60 sqm villa feel far larger.

Design goals

  • High centre ceiling
  • Simple roof geometry
  • Long clean roof line
  • Wide overhangs
  • Lightweight construction
  • Natural ventilation
  • Rain protection
  • Dramatic interior volume

Practical materials

  • Long-span metal roofing
  • Insulation
  • Wood-look soffit / ceiling panels
  • Black tubular steel framing

High ceiling

No conventional low ceilings.

4.5 – 6 m visual roof volume

Subject to final structural engineering.

  • Living room connects visually to the roofline
  • Selected structural elements left exposed
  • Warm wood-look panels between dark tubular framing
  • Large ceiling fans

Open · Airy · Tropical · Warm · Dramatic

Open-space priority

Smaller private space. Much larger family space.

The villa revolves around open living, dining, kitchenette, outdoor deck and pool. Enclosed sleeping and bathroom areas stay efficient. This is a family hospitality product, not a conventional residential house.

  • Entry
  • Open living
  • Sofa bed
  • Dining
  • Compact kitchenette
  • Main sleeping area
  • Bathroom
  • Loft
  • Sliding glass wall
  • Deck
  • Plunge pool

Approx. 50–60 sqm built / usable core plus compact deck and pool where feasible. Exact dimensions remain subject to final architectural and engineering plans.

Roof performance

  • High ceilings
  • Simple structural geometry
  • Tubular framing
  • Wide overhangs
  • Wood-look soffits
  • Warm lighting
  • Natural ventilation

Signature feature

Open to nature by day. Private and cozy by night.

Large sliding glass doors and movable enclosure systems let each villa change character between day and night.

  • Closed glass enclosure
  • Secure + weather protected
  • Air-conditionable
  • Quiet and cozy
Loft mezzanine with black tubular steel frame overlooking the open living volume

Bedroom + loft

Loft living. Capacity added vertically.

Every villa keeps a loft sleeping concept that exploits the high roof volume instead of a larger footprint.

  • Ground level: 1 comfortable main bed or compact master sleeping room
  • Loft: 2–4 sleeping positions depending on final design
  • Living: convertible sofa bed

Target approximately 4–6 comfortable guests per villa, subject to final approved occupancy. We do not overcrowd a villa to advertise a higher guest count.

  • Black tubular steel frame
  • Wood-look flooring
  • Simple metal / wood railing
  • Compact, space-efficient stair
  • Warm indirect lighting
  • Overlooks the living volume while protecting the main sleeping area

Modern Filipino identity

Filipino soul. Modern execution.

Uwina feels Filipino without becoming theme-park traditional. Craft is used as accent, never as expensive wall-to-wall finish.

  • Bamboo
  • Rattan
  • Solihiya
  • Capiz-inspired details

  • Bathroom plumbing layouts
  • Electrical components
